QIs Propieda free to use?
Yes! Propieda offers a free tier that allows you to search properties, view basic parcel information, save favorites, and explore the map. Premium features like AI-powered Location Intelligence reports, property claiming, and advanced analytics require a Pro or Enterprise subscription.
QHow do I search for a property?
You can search for properties in multiple ways: by address, parcel number, municipality, barrio, or owner name. Simply use the search bar on our homepage or the advanced search page at /buscar. You can also browse properties directly on the interactive map.
CRIM Data
QWhat is CRIM data?
CRIM (Centro de Recaudación de Ingresos Municipales) is Puerto Rico's municipal revenue collection center responsible for maintaining official property tax records. CRIM data includes parcel numbers, property boundaries, assessed values, owner information, and property classifications. Propieda sources data directly from CRIM to ensure accuracy.
QHow often is property data updated?
We sync with CRIM databases regularly to keep property information current. Most data is updated within 24-48 hours of changes in official records. However, some information (like owner names after sales) may take longer to reflect due to recording delays at the government level.
QWhy might some property information be missing?
Some properties may have incomplete data for several reasons: the property is newly subdivided, records are being updated, there are discrepancies in government databases, or the property is in a rural area with limited records. We continuously work to improve data coverage across all municipalities.
Property Claiming
QHow do I claim ownership of a property?
To claim a property, you need a Pro or Enterprise subscription. Navigate to the property page and click "Claim This Property." You'll need to upload documentation proving ownership, such as a deed (escritura), property tax receipt, or utility bill. Our team reviews claims within 3-5 business days.
QWhat documents are accepted for ownership verification?
We accept several forms of documentation: property deeds (escrituras), CRIM property tax receipts, utility bills (water, electric) in your name, mortgage statements, or official government correspondence about the property. Documents must clearly show the property address or parcel number and your name.
QWhat happens after I claim a property?
Once verified, you gain full control over the property listing. You can update the description, add photos, set privacy preferences, receive offers from interested buyers, and access premium analytics about your property's value and market position.
Subscriptions
QWhat's the difference between Pro and Enterprise plans?
Pro ($29/month) is ideal for individual investors and property owners, offering unlimited searches, 5 AI reports/month, property claiming, and offer management. Enterprise ($99/month) is designed for real estate professionals, including unlimited AI reports, team access, API integration, and priority support.
QCan I cancel my subscription anytime?
Yes, you can cancel your subscription at any time from your account settings. Your access continues until the end of your current billing period. We don't offer refunds for partial months, but you won't be charged for future periods after cancellation.
QDo you offer annual billing discounts?
Yes! Annual billing saves you 17% compared to monthly payments. Pro annual is $290/year (vs $348 monthly) and Enterprise annual is $990/year (vs $1,188 monthly). Annual plans are billed upfront and can be upgraded at any time.
Location Intelligence
QWhat are Location Intelligence reports?
Location Intelligence reports are AI-powered analyses of properties that include investment potential scores, neighborhood demographics, market trends, comparable sales, best-use recommendations, and actionable next steps. These reports help you make informed decisions about property investments.
QHow accurate are the AI-generated reports?
Our AI reports are generated using data from official sources, market analysis, and machine learning models trained on Puerto Rico real estate patterns. While we strive for accuracy, reports should be used as one input in your decision-making process alongside professional appraisals and legal advice.
Listings
QHow do I list a property for sale or rent?
To list a property, you must first claim ownership through our verification process. Once verified, go to your property page and click "List for Sale" or "List for Rent." You can add photos, descriptions, pricing, and property details. Listings are visible to all Propieda users.
QAre there any fees for listing properties?
Basic listings are included with Pro and Enterprise subscriptions at no additional cost. We do not charge commissions on sales or rentals facilitated through Propieda. However, you may choose to work with a licensed real estate agent for transactions.
Technical
QWhat browsers and devices are supported?
Propieda works on all modern browsers including Chrome, Firefox, Safari, and Edge. Our platform is fully responsive and optimized for desktop, tablet, and mobile devices. For the best experience with interactive maps, we recommend using the latest version of your preferred browser.
QHow do I reset my password?
Click "Sign In" and then "Forgot Password?" Enter your email address, and we'll send you a password reset link. The link expires after 24 hours for security. If you don't receive the email, check your spam folder or contact support@propieda.io.

QIs Puerto Rico a good place to invest in real estate?
